Junior ADUs (JADUs) Inside Calabasas Homes

Part of the house you already own, often a bedroom suite or an attached garage, can become a junior ADU: a small independent unit capped at 500 square feet. Larger Calabasas homes with spare wings are well suited to it.

How a Junior ADU Works in a Calabasas House

California created the junior ADU for homes that already have more room than the household uses. The unit sits within the walls of a single-family house, counting an attached garage as part of the house, and tops out at 500 square feet of interior living space. It gets its own exterior door and a compact kitchen. It may have a private bathroom or share one with the main home.

Plenty of houses in Calabasas fit that description. Two-story homes in the planned communities off Parkway Calabasas often have a downstairs bedroom with its own bath near a side door, which is close to a junior ADU already. Larger homes in Calabasas Park Estates may have a guest wing that can be closed off with a lockable door. The work is mostly interior: a kitchenette, an exterior entry if one is missing, and separation from the rest of the house.

Junior ADU Rules: Size, Occupancy and Rentals

The 500 square foot cap is firm and comes from state law. So does the rule about owner occupancy, which is narrower than many people assume. You only need to live on the property if the junior unit shares a bathroom or other sanitation facilities with the main house. Give the JADU its own bathroom and that requirement drops away.

Rentals must run longer than 30 days, and short-term or vacation use is not allowed. Impact fees do not apply to a JADU at or under the 500 square foot cap. And because it is carved out of the existing house, it requires no added parking. Those rules make a junior ADU one of the least expensive ways to add a legal unit, though it is also the smallest.

Pairing a Junior ADU With a Detached ADU in Calabasas

State law allows a single-family lot to hold several units by right: a conversion of existing space into an ADU, a junior unit, and a newly built detached unit no larger than 800 square feet, kept 4 feet from neighboring side and rear lines. In practice a Calabasas owner might convert a downstairs suite into a JADU for an aging parent now and add a detached cottage in the backyard later as a rental.

Planning both at once helps even if you only build one. Utility capacity, sewer routing and the electrical panel can be sized for the full plan, so the second phase does not mean tearing out work from the first. On lots where the rear yard is steep, such as many in Calabasas Highlands, the junior ADU may be the only unit that makes financial sense, because it needs no new foundation at all.

Building a Junior ADU Inside an Occupied Home

Since the work happens inside the house, we plan it to keep the rest of the home usable. The area gets closed off with dust walls and its own path to the outside, so crews come and go through the new entry rather than your front hall. Plumbing for the kitchenette often ties into an adjacent bathroom wall, which keeps the opening in floors and walls small.

Electrical is usually modest: a dedicated circuit for a two-burner cooktop or induction plate, a small refrigerator and lighting. If the home is older or the panel is already full, a subpanel may be needed. A JADU does not need its own meter, and most owners keep one bill for the whole house.

What a Junior ADU Offers Calabasas Homeowners

01

Junior ADU Costs Stay Low

No new foundation, roof or exterior walls in most cases. The budget goes to a kitchenette, an entry door and finishes, so a junior ADU is usually the least expensive legal unit you can add to a Calabasas home.

02

No Impact Fees on a JADU

State law waives impact fees for junior ADUs of 500 square feet or less. Combined with the light construction scope, that keeps the total cost of the permit and build down.

03

Junior ADU for Family Close By

A parent, adult child or caregiver gets a door, kitchen and space of their own while staying inside the same house. If needs change later, the space can return to being part of the main home.

04

Junior ADU That Keeps the Yard Intact

Because the unit uses existing interior space, your backyard, pool and garden are untouched. That leaves the yard open for a detached ADU in the future, if you decide you want one.

FAQs

Junior ADU Owner Questions, Calabasas

Must I keep living in the house if I add a JADU?

Only if the junior ADU shares a bathroom or other sanitation facilities with the main house. With a private bathroom, the occupancy rule simply does not apply.

Can a junior ADU be in my garage?

Yes, if the garage is attached. An attached garage is treated as part of the house, so it qualifies for conversion into a JADU of up to 500 square feet. A detached garage would become a regular ADU instead.

Can I rent a junior ADU on Airbnb?

No. JADUs cannot be used as short-term rentals, and any rental must be for more than 30 days. They are well suited to long-term tenants, students or family members.

What kind of kitchen does a junior ADU need?

A compact kitchen with a sink, cooking appliance, food prep counter and storage. It does not need a full range or large refrigerator. We size it to fit the space and the electrical capacity.

Can I have both a junior ADU and a regular ADU on my lot?

Yes. A single-family lot in California can have a JADU inside the house plus a converted ADU and a new detached ADU of up to 800 square feet, subject to the lot's layout.
